of your title needs.

 TITLE INSURANCE: Title insurance is a one-time insurance policy
that guarantees that there are no defects in the chain of title. This
insurance assures that the property is free and clear of liens,
encumbrances, and failure of title to real property.  Defects in title can exist
and can affect your ownership rights and cause you a financial loss.  

When you purchase a title insurance policy through GCAC, you can feel
secure in the fact that we will handle your transaction with the utmost
responsibility and protect your interest to the fullest extent possible.  Once
you have a contract to purchase or sell property, let us handle your entire
closing for you.  We will provide the following services:
a.        Hold escrow deposit
b.        Conduct the search and examination of title
c.        Issue a title insurance commitment
d.        Prepare all closing documents
e.        Obtain payoffs on any outstanding debts
f.         Conduct the closing transaction
g.        Disburse funds to all parties
h.        Record all required documents

 LEGAL DOCUMENTS:  Our in-house attorneys are able to prepare
the necessary legal documents to clear any defects of title, as well as
prepare the necessary documents to close a transaction, including but not
limited to deeds, releases, notes, deeds of trust, etc.  This benefit prevents
you from having to find an attorney to prepare the legal documents
necessary to close, which often results in delays and mistakes. We are your
one-stop shop!

1031 EXCHANGES:  We are able to help you participate in IRC
Section 1031 tax exchanges.  This helps you save on capital gains taxes.

ABSTRACTS:  An Abstract is a complete history of documents that
affect a parcel of real property.  Abstracts were once used in most real
estate transactions, but are now primarily used in searching title to mineral
interests.  Not every Title Company can offer the service of Complete
Abstracting because it requires that a Title Company have complete
records dating back to sovereignty.

LIEN SEARCHES:  A lien search is a search of ownership and
encumbrances.
